"Secrets of Real Estate Success"

Q.Best ways to get deals in a hot market where inventory is low and dealers can sell pretty quickly.

Q.What are the current lists that are working in today's market?

Q.Is it better to hold properties in a land trust or LLC? If land trust, how do you set this up?

Q.I've found several courses for finding private money, but no mention of necessary paperwork with instructions. Any suggestions? Will title company take care of all paperwork, note, mortgage, deed of trust, etc. ?

Q.Can one do your Free & Clear program in a different area where one lives.
I'm in Boise, Idaho and you really can't do anything, not even marketing for properties that you might want to flip, let alone doing any creative financing without having a RE license.

Q.If we make an offer on a property and using a rent to own exit strategy, can you explain how that allows us to make an offer that is often 20% or more higher than a rent exit... both in monthly payment and sale price?
Where does the extra cash come from?

Q.The free and clear prospects seem like a challenging bunch to find motivated sellers in a hot real estate market like ours. I've done several mail outs and get little response. What do you suggest I do different? Market in a different city?  'Dave L.

Q.When a tenant buyer cashes you out before your 9 year term is up with the seller, and the seller wants to stay with the terms of the 9 year deal (instead of taking the cash discount). What happens to the note and the extra cash at this time ?    John K

Q.I'm having a real issue with placing property in Land Trusts in Tennessee.
There is no case law so all the attorneys will tell you Land Trusts are not recognized in TN.
In fact Bill Bronchick will not even sell his Trust course to you if you live in TN.
What has been recommended is a new type of LLC a "Series LLC" where every property is set up in its own series. Supposedly, if attacked, a person can only attack the one house in the series the others remain safe in their own series.
Have you ever heard of or deal with this before? Thanks- Bruce

Does new buyer have to be shown original contract? When?
Any assignment tips, or strategies for assignments you could share?
Is option contract assignment form different from regular contract assignment form?

Q.How does one surmount the hurdle of living on wages, but, yet not being able to afford programs that could truly help one get ahead. Currently working 70 hours a week as truck driver and drained of energy and resources ... WH

Q.How can I overcome fear of the numbers -- spending the $2,000 or more per month to get going (for coaching, marketing, services, etc); accurately estimating the value of houses, repairs and other costs; choosing the right rental or sale price -- to name just a few.
I've listened to you discuss fear before and how to think about "What's the worst that can happen?", but thinking about that only creates more fear!
